Sector · Building managers

AI for buildingmanagers in Monaco.

Notices, minutes, service charge calls, reminders: repetitive work eats up the time your residents expect from you. AI takes on what it can, within Monaco’s co-ownership law, and leaves the manager what requires attention.

Giving managers back time for attention

For a building manager, AI takes on the preparation of general meetings, the first draft of the minutes, graduated reminders and routine replies to co-owners. The manager reviews, approves and keeps the relationship. For a team of ten, our estimator puts the time freed up in the first year at between 1,330 and 2,000 hours, on the sector’s three most common tasks.

Monaco’s co-ownership law stands on its own: law n°1.329 of 8 January 2007, reformed in 2022, sets its own notice periods, majorities and form for the minutes. Tools designed for the French market do not apply it. We start from this text, not from an imported template.

We walk through the general meeting process, step by step, in our analysis prestige building managers in Monaco.

Five tasks

What AI takes on.

Our estimator’s deliberately cautious assumptions: each task is weighted by the share of staff who actually perform it.

TaskWeekly timeAutomatable shareStaff involved
General meetings & minutes4 h60%50%
Reminders & service charge calls5 h80%40%
Replies to co-owners6 h65%90%
Concierge requests5 h60%70%
Contractor & quote follow-up3 h50%50%

Weekly time measured for a staff member who actually performs the task. An audit replaces these averages with your figures.

What stays human. The vote and its integrity, a dispute between co-owners, the tone of a sensitive reminder, the decision to commission works. AI drafts and logs; the manager decides and signs.

The framework

What the framework requiresof your project.

01

Monaco law, not French law

Notice periods, majorities and the content of the minutes follow law n°1.329. Templates are built on this text and validated with your legal adviser before going live.

02

Protected resident data

Contact details, shares, arrears: this data is hosted in Monaco or on a private European cloud, with role-based access and a log of every consultation, in line with law n°1.565.

03

Reliable calculation does not need AI

Allocations by shares and service charge calls belong to deterministic, verifiable software. AI only steps in where there is text, language or judgement to prepare.

Can AI draft the general meeting minutes?

It prepares the first draft from the votes recorded during the meeting or from a transcript, in a fixed template: resolution, applicable majority, result, reservations. The manager reviews and approves; they no longer start from a blank page.

Are French co-ownership software packages suited to Monaco?

They are designed for the French law of 10 July 1965. In Monaco, co-ownership falls under law n°1.329, with its own deadlines, majorities and formalities. Every template must be built on the Monaco text and validated by a lawyer.

Can an assistant reply to residents at night and at weekends?

Yes, for routine and verifiable requests: opening hours, bookings, request tracking, building rules. For everything else, it qualifies the request and alerts the right person. An emergency is always passed to a human.

Do we need to replace our management software?

Not necessarily. We start by connecting AI to your existing tools. If the audit shows that custom software brings real business value, we design it with you, in one to three months.

Where is our data hosted?

In Monaco or on a private European cloud, as agreed at the diagnostic stage. The data is never used to train a third-party model, and every access is logged.
